How lenders decide

Three rules set the size of your mortgage in Canada.

The stress test

Lenders check you could still pay if rates rose. You qualify at your rate plus 2%, or 5.25%, whichever is higher. Your actual payment uses your real rate.

The 39% / 44% rule

Your mortgage payment, property tax, heating and half of any condo fees can't be more than 39% of your gross income. Add your other debts and the total can't pass 44%.

Down payment

You need 5% of the first $500,000 and 10% of the rest up to $1.5M. Homes at $1.5M or more need 20%. With less than 20% down you pay mortgage insurance, which is added to your loan.
